I was wondering if you can stop foreclosure wants it starts. i was only 2 months behind on payments?

they already wanted to start the process and they sent a guy out to check out the house and see what condition it was in. what are some things i can do, i got behind when my husband walked out on me. i want to save my house but i need some options also im only a co-signer on the mortgage. any help would be great. thank you.

    This is serious, and many people are going thru the same exact thing.

    You NEED to get in contact with local services that can help you.  These are non profit services provided by the county, city, or state, and they are there to help YOU.  the only problem is, they dont advertise, so you have to do the foot work to locate these services.

    Try google and search that way, or start by calling your local health and human service people in your area, they deal with health and welfare, you know, wic, food stamps etc., but they know of the local organizations that can help with housing and what not.

    Once you are in the process, you can get out.  its when you are on the auction block, thats when you know its too late... dont let it get that far.

    PLEASE find help!

    DO NOT... sign a deed over to anyone, or pay anyone, other then your mortgage company, or the collection/attorney working for your mortgage company.  There are MANY scams out there that say they will help you, but take you for all your worth, incuding the house.

    There is too much help out there to let it get to the auction block.  I hope you can find it.

    I was watching CSPAN last night and it appears that all of the servicers are supposed to be pursuing multiple options to try to find a way to find sustainable affordability options for home owners facing foreclosure. From interest rate reductions, to term extensions to principal reductions to all of the above. They (the servicers) are saying that their number 1 priority is to help home owners keep their homes if they can.

    If you don't have any luck after talking to your servicer, contact your congressmen and senators to let them know that the reality of the situation doesn't match the promises the lenders are making.

Call your mortgage company and talk to them.  If they are returning the payments then something else is wrong, possibly more than you know.   You may be much further behind than you thought.  Could your husband have been late on the payments before he left?  There is a lot more here than just being behind 2 months.  You may just not know it.  The mortgage company can tell you exactly what is wrong.

  5. YES you can.  Generally it doesn't actually start until you are 3 months behind.

    You have to bring yourself current.  Then work to keep yourself current.

    This will impact your H's credit also, so maybe he will help out?  The prooperty and the mortgage is in both names.  

    Talk to your lender.  NEVER, ever totally skip a payment, always pay something.  They may allow you to just pay the interest on the loan, but depending on how long you've had the mortgage, that may be most of it.
