If i was you i would start with the USDA they offer very low interest and they even pay twenty percent of the total housing cost i have a few friends who got a one bhundred thousand dollar house for the price of eighty grand and low interest. go to your local USDA office and get the paper work and do the classes.


  2. I don't know where you live but GENERALLY...it is much easier to qualify for a NEW home. Search your area for New Homes.Builders like D.R. Horton, Newmark and others offer LOTS  of incentives like O down, O closing costs, ALL appliances, blinds, etc... The mortgage company associated with the builder wants to help you buy a home so they work real hard to help you clear up credit issues.

    A good realtor will hold your hand thru the entire process of getting the loan, finding the house, etc...

I am nearing the final steps on buying my first house.  It can be very stressful!  I would tell you to start with your own credit report/score.  Know if you have mistakes on there that could hurt your credit since those can take a few months to resolve.  Once you have your credit under control, talk to a mortgage broker.  I went directly through a bank to cut out the middleman, but if you have less than perfect credit you might want to start with a mortgage firm that will search around for best deal for you.  I would advise going to the mortgage person before finding a realtor...in this shaky market many realtors want to know upfront that you can get the funds to buy a house and are not wasting their time.  If you can, take your pre-approval a step further and get pre-qualified. It involves more paperwork on your part, but pretty much gurantees you can get the mortgage when you find the house.  Then find your real estate agent.  Look for one in the area you want to buy, so you help thm save on gas money..it will make them appreciate you more and want to help you more!  Make sure both the lender and the real estate agent knows your time frame too, so they can give you the attention you need.  Good Luck!
