  2. Yes. Usually when there are rental concessions involved, the lease will state that if the tenant breaks the lease early, they forfeit the right to any rental concessions.

  3. They can make you pay for the remainder of the lease, but concessions are not refundable.   The landlord has no claim to them.

  4. Unfortunately, Yes. When you signed your lease, you probably signed a concession agreement form of some kind. Read over it, or even through your lease. It will usually state the rules of this in there. The concessions are given on a long term basis, so if you move out early then they are losing money from your early departure, and the concession. Picture it as a gift card as an example. They gave you the card for a longer lease. You spent the card, but you are now leaving sooner than what was agreed upon. They would lose out on both sides.
