If I buy a house can i put my 16 and 28 year old childrens name on it?

I was wondering if in washington state when i buy a house if my 16 year old daughter and 28 year old sons names could be on the title?

  1. Title can read as you wish, the loan will read only you!


  2. You probably can but at the same time you might also be ruining their credit if some thing goes wrong like if you miss a payment or something. Idk i herd it from something or someone.

You can put anyone's name on the title that you want to, but but for certain gocvernment purposes the property will be considered yours and for others it will not.  Be aware that you will be putting yourself in a position such that you cannot sell or mortgage the property without your children's permission.  You will also want to think about how the property is held.  Will it be joint ownwership (which means when one person dies their share is automatically divided amoung the other owners) or tennancy in common (when one pwrson dies their interest in the probery passes by will or by statute to their heirs, not nessiarily to the other owners).  If your goal is to keep the property in the family and avoid probate when it is passed down to your children, joint ownership is the ticket.  Since it can be a little tricky to write a joint ownership deed, you should talk to the lawyer or title agency that writes your deed and be very clear about what you want.

  4. You can't put your daughter's name on it because she is a minor. Your son's name can be added to the deed if he is willing to sign it, but that also depends on if he is willing to finance it with you as well. If he will sign for the financing as well, you can put his name on any and all documents related to the home.

  5. Legally you can't own property until you are of majority.  Find out what age that is in your state.  You could always establish a trust and deed the property into the trust with you as the trustee and your children as the beneficiaries.
