If I buy a house cash, how do I get legals and paperwork sorted out?

I have the money to buy an apartment cash. I want to find someone who would take care of reading seller's addendum, doing P&S, scheduling and doing inspections, doing title search and other legal stuff that go with buying a property.

Where do I find this person? I don't really want to deal with a realtor (buyer or seller's agent). Can I find a place in Boston, Massachusetts that would do all of those things?

Also, since I don't have a buyer's agent, can I tell the seller to give me the 3% he was going to pay or give it to me as a credit on the selling price?

  1. If the seller listed with a realtor then he is paying 6% no matter what.    Only difference is, instead of the sellers agent getting 3% and buyers agent getting 3%, the sellers agent will get 6% and he will be very happy about that.  And even with a buyers agent you can still ask the seller to give you 3% as a credit.  This is a buyers market you know.


  2. .     FInd a new attorney (just out of law school) to check everything for you.  She will be happy for the business and you will get protected.  What you bargain with the seller is up to you.  Why not offer 10% less instead of 3%?
