  1. 20 grand is much less than one year's living expenses for most people.  What would you do when that money runs out?  I can't imagine you getting a lease with no reliable source of income.

  3. Sure, some landlord will be willing to have you wave a bunch of money in their face and take you on as a tenant.

    Most smart, experienced landlords would not rent to anyone without a stable current income and work history.

  4. If you came to me and wanted to rent one of my apartments, and you had $20,000, I would rent you the apartment if you paid a year in advance, even if you didn't have a job.  I have done it before, and it worked out fine.
