If I leave a oral lease and my roommate stays and defaults am I liable?

I'm thinking about leaving my duplex and having my roomate stay and continue to pay rent. Will I be liable if he decides to not pay rent? Should I write up an agreement saying he is now liable for all future payments? Do I still need to give one month notice to the landlord?

  1. You DEFINATELY need to get it all in writting and have the Landlord sign it ... so you do not become liable .
