  1. I'm not an expert and I strongly recommend seeking advice from a real estate attorney.

    Some suggestions.  If you have a mortgage, read the documents carefully to make sure you are not committing mortgage fraud or causing your mortgage to be called by the lender.

    There are generic lease agreements available in most office supply stores and possibly online.  You might also consider joining a local Real Estate Investors Association (REIA) so you can meet other landlords and ask their advice. Most will include some time with an attorney with membership.

    I also suggest familiarizing yourself with the rental requirements for the city/twp where the home is located. Some can be very strict and require yearly inspections and/or certificate of occupancy.

  2. Find the landlord/tenant laws for your state/city.  You should be able to find a generic leasing agreement online or at your office supply store.  Placing an ad in the newspaper, at a grocery store, or even Craig's List.
