If an indivisual signed a 1 year contract with me . but they are on section 8 and decide to move 3 months ?

Into my 1 year lease that isn't up until June of 2009 . What can i do about it... On our lease agreement it states that if she moves before the 1 yr that she is liable to pay rent until i find another tenant...

  1. According to your additional details, Section 8 DID help you.  They told you EXACTLY where you stand legally.  You SHOULD have made sure you knew the rules and PROPERLY renewed the contract with Section 8.  Because you failed to do so, you are out of luck.  Technically, you probably have a case against your former tenant, but if she have money, she would not be on Section 8.  A judgment is worthless if there is nothing to take.


  2. Are you saying that you had a lease with the Sec8 office, which went to month to month after the year, but you after the end of the year lease with Sec8, had the tenant sign a separate agreement for another year?

    If so your problem is as follows, first problem they are on Sec8, how do you expect to collect any monies from them if you win in court? Sec8 is not going to pay, then read your lease with sec8, which is still in effect it may prohibit you  from entering into a separate side contract with the tenant
