  1. Maybe you are lucky and get the FM-3, I dont think is that easy, i tried to get one once and one day they said i have to have 150,000.00 in the bank, when I went with the 150, they said no it  was 300,000.00 so i told them to read the same instructions and to keep their visa,  who cares....

no, enting a house or buying a house is not enough

  2. To get an FM-3 you will need a few things. (Weather you rent or buy is not material.)

    A. A passport.

    B. An address in Mexico (Home or apartment, rental or purchased). You need PROOF of the address, like a paid, recent electric bill.

    C. Proof of income. The requirement is, I believe, something like 2,000 times the minimum daily wage in Mexico of $5 US per day. About $10,000 US. This can be income from any source, CD, cash in an account, etc. (This can be done with 3 months bank statements from a US bank).

    D. Passport type photos. (I think 4)

    E. If you get it from a Mexican consulate in the US you also need a letter from your local Police Department showing you are not on probation or parole nor under investigation for a crime. If you get it here in Mexico from the local Immigration office, this is waved.

    F. There is a small form to fill out, in Spanish.

    G. Pay a fee at a bank of about $130 US per person per year.

I am on my third FM-3, I have had one for 15 years.

  3. it is very simple. You can get a renting visa or a working visa. These are FM 3 visas. All you need for the renters visa is copy of your passport. 3 months bank statments from the US proving you have income to support yourself, meaning you will not need to work. You have to fill out a form and pay at a bank for the visa but it is really easy. Go to your local immigration office and they will give you everything you need. It really is easy

  4. Renting or buying has nothing to do with your VISA

You have to show Mexico why they should want you.  Usually that means money

    >>> On second thought - you do need to show residence so guess you need to rent at least.  Still - they are more worried about how you make a living
