  1. I'm a landlord and this happens a lot.  I would want you to tell me everything.  and tell the good and the bad.  I've had people tell me that they have to move "out of state as soon as possible".   Then they moved into the house they just bought up the street.

You owe the whole 1 year rent.  But i don't know of one single landlord who would hold you to it if you told the truth. Especially if you haven't moved in yet.  Offer some cash to pay for advertising the property.

    Smile a lot.

  2. Good question. I was in a similar situation. My landlord said to bad..so sad. she wanted me to pay a hefty fine. However you should ask your landlord. If you JUST signed a lease they may be nice and let you out of it. good luck!

  3. Potentially the landlord can charge you for the entire lease, including getting a judgment out of you.

Generally, they will be successful as long as they can prove they've been trying to mitigate their loss (through advertising the apartment in the newspaper, or something similar). Your best bet is to see if you can sublease the apt. Keep in mind you'll need the landlord's permission to do so.
