Question:

If two real estate agencies have same marketing ideas for the sale of my house. How do you decide between two.

My neighbor works for small real estate agency and he says once we move he will watch the house and will like to be our agent for the sale of our house. Does it matter if I have him as an agent versus very reputable agency . Though both promises the same marketing ideas.

  1. I'd go with the agency that has the best reputation.  The larger one probably will give your house better exposure.

    I'd be careful listing with a neighbor as it could strain the relationship--unless you know this person to be very good in his field.

    In this case, go with your own inclination.  You probably know best.


  2. I would worry about him living next door.    Hhe has power to pick his next neighbor out, what if he does not really like a buyer?

    Also, buyers might not be so keen on their next door neighbor knowing as much about them as he will.

    I would skip the neighbor.

    But, if you are still undecided find out how many homes each of them actually CLOSED (not just sold) in the last month.    One should be obviously better then the other where it really counts, in getting the job done.

    he might even be willing to water your flowers or pick up trash if he's your agent. . .larger agency won't do this. . . .ask HIM what he can do for you that larger agency won't

    make sure they're putting property in MLS, doing video online, leave a few pieces of furniture, like dining room table and chairs or a couch

  4. He'll have no excuse for not having "Open House" .....  Which really does the agent more good than the seller but at least you should get some traffic with the directional signs he'll be hanging out!!!

  5. The advantage of a big agency is name recognition - people moving to a new area have no idea who Joe Schmo Realty is so they will look for a national name they have seen at home. But that is just where the buyer is concerned. As long as you are paying the standard commission then agents will bring buyers who will match your home. If you have negotiated a lower commission - it will be hard for anyone but the listing agent to sell.  I agree with #1 - a neighbor will take care of the looks of the place and that curb appeal is a big thing!!!!!
