Question:

If you are a tenant and are having problems with neighbors what would you do?

I've heard of many renters who have had "issues" with neighbors and try to remedy the problem by going directly to the neighbors and "work things out".

Those of you who are tenants: has this worked for you? Can you share an example?

Those of you who are tenants and have met with failure could you please share an example?

Those of you who are landlords: how do you prefer the matter to be resolved?

The reason I ask this is because I've seen some landlords who don't seem to want to get involved and yet one would think it is their obligation to rectify the problem.

I've also seem some landlords who insist that any issues with another tenant are to go directly through the landlord.

  1. it is not the landlords responsiblity to settle disputes between tenants.  the tenants have to settle them between each other. if it is that upsetting move.

  2. I try to talk - politely - to the other resident. If it continues, or, as in one case, increases out of spite, then I get the landlord involved. He is getting paid for his troubles, and if I can't get any sleep and do my job, then I can't get a paycheck and pay him. So this "hands off" quality in a landlord makes his business sense pretty useless. If the problem continues I would move, taking a subletter if necessary.

Once, I had a real party animal nextdoor, and I called the police on him several times. He was from Texas and though nothing of "yahoo-in it" all night.

  3. First try talking the problem out with neighbors. If that does not work, law enforcement is always an option.  Try to avoid getting the landlord involved.

  4. It depends on the issues the tenants are having.

As a landlord, I do not get involved in general disputes or issues between tenants. If it is just bickering or conflict of personalities, there is not much that I can do. I do not play mediator or therapist.

If there are lease violations - noise, partying, etc. then I'll issue the proper notice to cure as long as I have solid proof of the issue.

Generally, if there is noise or partying, the tenants being bothered by it need to call the police and have a report written up. I need something to back up any claims. I cannot take any action without proof.

I will never understand why landlords allow themselves to get brought into every little tenant drama. It's pointless.

  5. As a landlord, I do not get involved in such disagreements.  It is certainly not the obligation of a landlord to mediate personal disputes between neighbors.  If the actions of my tenant are the cause of the dispute (messy yard, etc.) then I get involved with the tenant, but not with the neighbor.

I am a landlord, not a KinderCare owner.
