Question:

If you are buying a piece of undeveloped property in TX. How do you proceed if there are known title issue?

This is a cash deal. I don't need financing. I tried going through a title company and they are clueless. The person who is selling the property has paid the taxes for the last 10 years on the property in his father how is deceased name. The bank it is titled to is out of business and the person who handled their affairs is also deceased.

Huh, well since the bank appears to be out of the picture it seems unlikely there will be a title problem in the future so someone will probably write title insurance on this.  As long as you get title insurance you should be protected, just make sure the company you get the insurance from is sound. After you own the land you can bring a "quiet title" lawsuit.  Assuming nobody is found to represent the other party they should be removed from the title, but note everything I'm saying here is from something I heard somewhere - I've never tried to do any of this.  

    Still, if you can get good title insurance you should be fine and can assumedly either get the other party removed or collect on that title insurance.
