If you break your lease how will you know when the apartment is occupied?

I was recently laid-off and I informed my landlord that I had a week left to work and would not be able to afford the rent. I have 3 months left on my lease. I was told that I could arrange a payment plan or they would send me to collections. According to my lease if I break it I am responsible for the rent until the end of term or the unit is occupied. If I arrange a payment plan how will know if the the vacancy was filled?

  1. The landlord/property manager should send you a statement each month reflecting your balance owed.  Hopefully the will tell you when the unit is rented.  IF all else fails, keep an eye on the unit so you have knowledge as to when it was re-rented.


  2. Payment plan means the entire balance unless he or she told you until I get it rented... Whatever the agreement be sure to get it in writing!!! and signed by landlord and you to make it legal and be sure to keep receipts.

    Also, this means you forfeit security deposit..

    Be sure to offer to leave it emmaculately clean so they do not have to hire a cleaning service. This will let landlord know you want to spare him expense to re-rent. Ask to get some credit from your security deposit after he sees it is left perfectly... clean.

  3.   The truth is your lease is pretty much meaningless.  Reason being if you lose your job you cannot afford the rent.  In other words you do not have any money to take.  

      Also if you are paying for a place and there are duplicate apartments like it not bringing in any money which one do think the landlord will fill first?  

  4. Do a drive by and look for signs that someone is living there. Lights on, people coming and going, caars parked, toys in the yard, etc
