Depends on local laws, but usually people aren't allowed to live permanently on land that doesn't have water and sewer hookups.

How do you propose to handle your sanitary needs? Would you have a port-a-potty and bottled water to wash with?

In some states that is permissable, but in most it is not. You at least have to have plans to build on it. or at least plans for a mobile home on it
