So, I've posted a lot of questions about dealing with my in-laws living with me. My hubby and I are young so its been hard on us. We finally decided to add a manufactured home on our backyard(its huge!!) Where we live right now with our in-laws it is a manufactured home but when we moved in, it was already there. So, this week we are going to go look for homes. About 2 weeks ago we had seen some new model homes, and the agent said that it would be take 3 weeks for it to be done, is that really true? I mean we have the property already to put it. But for those of you that bought one, how long did it take? And what was the whole process?

  1. I worked for Tanglewood years ago..a manufactured home builder and we put out 3 complete homes a day on our assembly line..the time frame you have  has to include thier backstock orders, thier delivery schedules available etcetera..The actual building takes nothing to do..they come on a track system in the plant on rails..the frame gets welded..then it comes to the flooring department which we had large suction cups lift the flooring pieces and lay in place as we nailed them with guns..then they rolled on a water proofing on the flooring in the water areas..then the linoleum..then walls and carpet..then the panelings, drywall..used durabond for textured surfaces, and taping and floating..then painted..then outlets etcetera installed..the plumbing and wiring were ran as the bare frame walls were being nailed on..our quota was 3 trailors/manufactured homes a day..

  2. Three weeks is possible because they are built on a assembly line process. A lot of people look down on manufactured homes but when you get down to the nut & bolts, they are built with the same kind of wood a stick home are made from with the exception of a metal foundation. But that goes away when they are set up because every home has to have a foundation be it metal or wood.

Put a underpinning kit around the foundation for around 600 dollars and you now have just as nice a home as the Jones'. The set up should be done with everything like water, power, sewage and air conditioning in less than a week and the underpinning can be done in five hours once everything else is done.

  3. Before doing anything you had better chexk the zoning to see if "putting one in the backyard" is legal.

As far as delivery, you will have to ask the salesperson.  Time depends on many factors, and changes from factory to factory.  If you want one ASAP, just buy a model they have set up for display.

I don't know where you are, but I can get one livable in approximately 11 days in MI, and 3 weeks in OH.
