Nicely built deck or beautiful tile patio? Keep in mind, yards down this street are small but blah and need a little something to look appealing.

  1. I'd prefer a tile patio.  They usually are more durable and require less maintenance.

  2. I think a nicely built deck would be a real draw for us - we like to entertain small groups and  somehow a deck seems more party-friendly than just a patio.  If you're selling - good luck!

  3. Can I get both? A small deck with the patio a few steps down?  How close to the ground will the patio be?  We have a wood patio, three steps up from the ground, but I would also like a tiled patio to make everything a lot larger. I like the idea of not having to walk down any steps unless I want to, and I do think decks require a bit more maintenance - cleaning and painting.

  4. Stone patio hands down. Wood decks are just too much of a long term maintenance headache. Even the best built one will need to be rebuilt eventually at significant cost. A properly prepared and built stone patio is forever and requires almost no maintenance.

  5. The deck because it will look good and its usable for anything you want to do.
