  1. Are you selling it on your own or do you have a real estate agent?  If you have an agent, they should be advising you.  If not, you do need a lawyer for the closing so get one now to advise yu.

If there is no mortgage involved, there won't be much other paperwork to do so it will basically be setting up an appointment with all involved to close the deal.

  2. should be about a day.  Here in CA you'll need to get a quit claim/grant deed, have it filled out and recorded.

If there is a loan against the property, you'll need to get a demand and escrow/title will pay it off.  The waiting for the demand could take a while.

I know, another "it depends" answer.

  3. It can take a few hours to a couple of weeks if paying with cash.

It depends on whether the buyer is getting a title policy done, whether their is an inspection period, who is going to be writing the contract and closing the deal.

Basically, it depends on what you and the buyer agree upon.

I would recommend that at the very least you have a title company or a law firm put together the contract (and explain it to you) and close the deal for you.

I didn't use a law firm ONCE, and I am still paying for the deal.
