In AZ does the landlord have to give 30 days notice that the end of your lease is up and you have to vacate?

When we signed our 4 month lease we were aprehensive because we wanted something long term. But we were (verbally) told at the time that the owner just wanted to make sure we were going to be good tenants and make our payments on time, and then we would be moved to a longer lease. On the 19th of July we received an "end of lease" notice that said we had to be out by the 30th. On Monday the 21st we verified with the property management co. that the owner was not renewing our lease, he had actually signed new tenants and we had to be out by the 30th. I need to know if the property management co. was required by law to give us 30 days notice, regardless of the fact that our lease was to be terminated on July 30th. I would really appreciate some legal advice because I have heard many different opinions. Thank you

  1. It sounds like you had a 120 day notice, with a short term lease.

    120 days is legal notice.


  2. What does your lease say?  Read thru it very carefully.  Typically leases have some verbage that they become month to month at expiration of the initial term.  They also tend to have notice requirements (usually 30 days min) if you are not renewing.

    Also, July has 31 days.  If you pay rent for the month of July, the place should be yours right up to midnight on July 31.
