  1. That is basically up to each landlord.  In most cases renters insurances isn't that expensive plus it protects personal contents and protects you for personal liability.

  4. I believe so.  But it needs to be in the lease documents that you signed, and not just a rule they impose after the fact.

    Its a good idea to have renter's insurance unless you don't need or want anything in your apartment or house.  That's pretty rare, but if you are a young student or person just starting out in life and have older furniture and few clothes and a cheap tv or whatever, you might decide the premiums aren't worth it, but renter's insurance is usually a pretty good deal.  so I would say check it out if you haven't looked into it yet

Yes, they can, in Minnesota, and in every other state.  We are just about to embark on such a program for our rentals next door in Wisconsin.  Having renter's insurance will simply be one of the requirements to obtain tenancy in our units.  A certificate of valid insurance will be required before keys are given for occupancy.  If the insurance lapses, the tenant will be in violation of the lease, and subject to termination.
