In Real Estate, is the a difference in an acre of land and a mineral acre of land?

I think I know what you are talking about.  My cousin owns 4 acres of land out in PA and is sitting on natural gas and rented all 4 acres to mineral use.  Her neighbor owns 88 acres and rented 40 acres for mineral use.  They got a sign on bonus so much per acre and the more acres the  rent to the mineral company the more royalties they get per month.  If you rent out 100 acres you get 10% of the market profit.
