  1. Change your filter if you haven't lately. If your filter is dirty or clogged there isn't enough air flow and the system will freeze up...literally. The condensation on the coils inside the A/C unit will freeze. When the system cuts off the water melts and drips down.

    You can also check the drain pipe. If the condenser from the pipe is clogged it will have to leak somewhere. Make sure you routinely use bleach to keep the drain pipes clean of mold and build up.

    I would call your apartment manager or maintenance person when you get the chance if you can't troubleshoot it yourself.


  2. Your drip pan that the water from the a-coil collects is either plugged up with debris and overflowing, or the a-coil is freezing up from time to time and then thawing so fast it overflows the pan.

    There should be a 3/4" plastic line running somewhere from the coil cabinet by your filter. This is your condensation line - and it is probably plugged up.It also could be that your filter is soo dirty that it is not letting enough air flow across the coil, and the coil is freezing up.

    This is something that the landlord should handle. But at least you can tell him/her what you think is happening. They might respect you a little more know that they think you know a lot about central air units.

    Call them.

  3. sounds like the condensate drain may be stopped up, That would be the first thing I would check, Also, A combination of low refrigerant and high humidity will ice over the coils and side walls. That may be to much flow for the drain, or it could be leaking into the housing before it gets to the drain system. The easiest thing to try is to take the condensate drain loose from the unit, and blow through it, hard. See if that cleans it out.  If that is your problem, you will get a good bit of water from the condensate pan when the drain is taken loose.

  4. If you mean you just noticed that moisture drips off the coils, that is condensation from the warm air hitting the cold coils. This is normal, it is not "leaking" water the water is coming out of the air.  

    If you saying it is leaking out of the unit and it is a window unit if could be leaning forward when it should be tipped down slightly to the rear.

  5. All air conditioners pull water out of the air that's cooled.  Warm air can hold a certain amount of water vapor.  When it's cooled, it cannot hold as much so it collects on the cooling coils inside the AC unit.  

    The water flows down and fills a pan at the bottom of the cooling fins.  This pan has a hole where the water is supposed to flow out.  If this hole is plugged (leaves, mold, dirt, etc), the pan will overflow and leave elsewhere.  It's possible if the coils are very cold for them to freeze the water (cause by not much warm air moving over the coils, possibly due to a dirty/clogged filter).  Freezing the water can also clog the condensate hole.

  6. change the t-stat.
