1031, isn't that the like-kind exchange for real estate?   totally depends on your tax situation and the specific properties you are considering.  The economic conditions in the specific communities.  Real estate is still very much a local market as each metropolitan area has had different experiences in the real estate run up and melt down.  Look at the stability of the local economy as well.  Austin will have a very different stability than Houston.   Sacramento very different from San Fransisco or San Diego
