Question:

In the state of Pennsylvania do i have to let my landlord in to show off the apartment to prospective renters?

or can i refuse and they have to wait until i move out?

  1. They need to give you 24 hours notice that they will be showing the apartment and you must let them in. You can choose to be there, but if you aren't they can still show it. It's done that way so the landlord can get it rented before you move out and doesn't loose a months rent


  2. Have you read your lease? If you refuse reasonable requests to show the landlord may be able to tap your deposit for "loss of business."

  3. If the landlord gives you proper notice of entry, then you must allow them in.  In PA, I believe it is 24 hours advance notice of entry.

  5. Most rental contracts and leases have a clause that allows the landlord to do this. Better get your contract out and start reading. Most likely the landlord has this right.

    I've been a landlord for 30 years and have never had a contract without this clause. It does have to be reasonable, however. The landlord can't abuse this clause by showing your apartment at 6 am or five times a week.

    Beyond that, it's usually a good idea to part company on good terms with your landlord. Horror stories are everywhere about landlords using flimsy excuses to keep security deposits.
