  1. From King George Station, you can expect a commute of roughly 30-35 minutes to Downtown Vancouver. Apartments are still somewhat pricey, ranging from $200,000+. Although in recent years, Surrey has done an incredible job of cleaning up its north end, be aware at night of areas around King George, Surrey Central and Scott Road stations.

  2. for apt rental etc prices best to check the local paper heres a link to Surrey Leader

Around the skytrain area is now called "Central City" so thats how you'll see them listed or as near to Surrey Place Mall.  Theres three terminals (Scott Road: dont rent down there, Gateway station .. getting better and then King George which is furthest south.  Try for somewhere around that one or south of that .

Skytrain takes 35 minutes to downtown and your the first one on at King George so trains empty.

By car if your lucky and bridges are moving about 45 minutes to downtown but If bridges snarled like am and pm you could wait that long just getting on.

Like Vancouver has its east side Surrey has its much smaller north side where homeless, mentally ill, druggies and assorted criminals such who hang around the immediate vincinity of skytrain north whalley area like King George and 104 to 108 ave and north . Its nothing like the downtown east side mind you and Unfortunately for them all that land around there is sprouting high rises and being re-devloped as "central city" with the SFU campus and such so they are being forced further up the valley.  Its cleaned up alot there but still the element there. Young, urban singles... yea for sure close to skytrain and 30 min to the downtown, pubs, stores whatever you want and can get decent rents.  Guildford area too is lower income and mostly single family rental accommodations and best to avoid if buying with a family and plans to settle roots.

The rest of the city Fleetwood, Cloverdale and Fraser Heights are all middle class family areas but transit gets worse as you move away from skytrain.  Newton area is basically "little punjab" no derogatory intended but definately an en clave.

South Surrey is a scaled down version of West Van with Cresent Beach and Semiamhoo areas surrounding White Rock very nice areas, very pricey too. and nowhere near skytrain

  3. I personally wouldn't like to live in Surrey. There is too many gangs and a bunch of stuff happen there.

Why don't you live in Burnaby ? It's great over there and its not too expensive. You'll love it there.

But if you REALLY want to live Surrey then listen to John T. He's right.
