  1. NY is very, very renter friendly.  You can get someone out, especially for non-payment of rent, but be sure that you do everything to the letter of the law, otherwise the court will side with the tenant.

  2. For evictions in any state you should use a lawyer. If you don't follow the law to the letter, it will take longer and be more expensive.

  3. To be more specific ,the closer to Manhatten you get, the more tenant friendly the legal system is. If you learn all the rules and treat being a Landlord as a serious business it is not a problem.  There are lawyers who do fixed price evictions , find one in your area, and keep the amount of their fee in a piggy bank somewhere. Do MtM rental agreements with a clause that the tenants are responsible for paying your legal costs if you have to evict them. The best defense  for eviction is prescreening, background  checks for criminal and civil actions, VERIFIED employment, salary, and previous rental histories.

    Some  pearll of wisdom for you:

    Everybody may deserve a decent place to live ! But not everyone deserves to live in YOUR decent place to live!

    It is better to have a vacancy than it is to have a bad tenant.

    The ability to reproduce is not a rental qualification.

  4. it depends on the reason for the eviction, for non-payment of rent should be fairly straight forward for lease violation you need proper notice to cure etc first
