Question:

Is it a legal rental if someone offers to rent you a room not connected to their house without a bathroom?

On craigslist I found some rooms for rent that were in my price range. One of the rooms is a room in the side of the house with its own entrance from the outside. The room is not connected to the house. The room has no bathroom inside. The people renting the room out say that I would have access to the bathroom inside the house but would have to walk outside to go inside the house. Is this legal?

  1. I can not imagine why it would be illegal, rooms do not have to have a bathroom.

However, I can not imagine someone agreeing to this.

What about in the middle of the night?

    In a storm?

    Your company?

  2. Actually it probably does violate zoning and building codes, and is probably the sign of an unpermitted use. Keep in mind that  many of the offers of owners to rent out single rooms to their house are "illegal " in the same way ,because they are effectively converting it into a rooming house which is generally not a permitted use in neighborhoods largely consisting of Single family homes.

  3. Yes it's legal.  It would be illegal if they told you there was a bathroom inside the room when there wasn't.  They haven't lied about anything.  They have a room for rent available.  Nothing more.

**In my state it is perfectly legal to rent out a room in a single family home unless there is a neighborhood HOA that prohibits it.  Keep in mind that the Landlord below me said "generally."

You might just want to check the regulations in your state/city to be sure.
