  1. If you are selling and you find a Realtor with alot of listings that is selling them and getting new ones than yes yes yes. If they have alot listing sitting for months than no.

    If you are buying you want somebody that is available when you are and has some expereince.

    Dizzy has a good point abou the Realtor that promise you that great price.  In most places the price of home aren't reaching record highs, if you want to sell you can't be priced too high no matter what the Realtor says of how nice they say your house is.


  2. I wouldn’t look at current listings as a measure of anything accept that a high volume agent isn’t likely to have much time for you, and you may end up dealing with their assistants more than the agent whose name is in your front yard.

    Also realize that some agents play a numbers game where they go in telling people they can sell their house for X (when X is higher than market value) simply to get as many listings as possible. They hope that enough of those listings will eventually sell.

    Look instead at performance for say the last 12 months, how you feel about their communication style, how often do their listing expire without selling, what percentage of their list price do their listings sell for (list to sell ratio), their marketing tactics, how well they answer your questions, what past clients say about them.

    Number of listings alone isn’t a way to judge the quality of an agent.

  3. Flip a coin.  

    But isn't what you really want .... someone who works 6 1/2 days a week,  returns all phone calls to you and everyone every day,  has the knack of selling houses in all realty markets,  Is loved by all the other realtors because she is so easy to work with.

    I think that's what you really want.  Get to work.  Become a detective and find her.

  4. I get some of my listings from the busiest agents because they provide lousy service.   They put your house on the MLS, a sign in your yard and you get to talk to their assistant all the time, or you hear next to nothing from them at all.

    If the person has hardly any listings because they are part time, I wouldn't suggest that person.

    You need someone who will work hard for you, is knowledgable about the market, has a strong marketing plan and keeps in touch with you.

  5. Neither.  If they have too many listings then chances are they will be too busy for you.  They might take you as a client but then won't have time for you.

    If they have hardly any listings then they're probably either not that good or just don't want to work.

  7. it does not make any difference because of multiple listing. As long as the Realtor is part of a network he will have a lot of listings even if it is a small Realtor.

Neither!  It's best to find a Realtor who is full time, been in the business a number of years, knows the area you would like to live in or are living in.  Maybe has one or more designations such as; GRI, CRS.  It must be someone you are comfortable with and wouldn't feel embarrassed to ask questions of.  One who listens carefully to your goals.  It's a matter of trust.  I would suggest you interview 3. Two from national Brokers and one from a local or regional size firm in your area.
