Is it better to get an apartment that includes utilities in the rent?

I am a freshman at the university of Michigan Ann Arbor and once this year is over I am getting an apartment with my boyfriend. Well we are trying to figure things out so we know what to look for and we do not know if it is better to look for one including utilities or not. I know it seems simple, but I just want to make sure. I want this to be perfect. Oh and if you had anymore advice that would be a great help. Thanks!

  1. If it is air conditioned be sure that is included in the utilities.  I once rented where electric was included but the ac was on a separate meter so I had to pay it.

Actually, it isn't.  If utilities are included, you are trusting that your landlord will pay them.  If he doesn't, you are on the hook for them and it can be months and months worth.  This recently happened at an apartment building in my area.  When the lights were tuned off, the bill was tens of thousands of dollars.

    It's a far better idea to have utility accounts in your name and in your control.

  5. I found that most landlords will cover water, trash and gas. The rest is usually up to the renter.

The nice thing about finding a place with utilities included in the rent in a cold climate is that you can keep your heat set wherever you want to in the winter without worrying about huge gas bills.  Of course, you'll pay extra in the summer months (since the bill will be the same but the usage less), and you'll want to make sure the rent won't be raised if prices for natural gas go up this winter.  Other advice-make sure you take pictures with a newspaper for date reference when you move in and out to show the condition of the apartment.

  7. You're going to pay for the utilities one way or another. Just make sure you are comparing apples to apples when you shop. Lessors should be able to give you estimates of utilities.
