Question:

Is it breaking the lease if the complex sends people in for renovations, and they leave our door unlocked?

I recently moved into student affiliated housing. They are doing renovations for the new school year. Anyway, my roomates are out of town and I had been gone for about 24 hours. In that time, the "vendors" (people coming in to paint, clean carpets, etc) and management came into our apartment. This is okay, but there were a few problems with their visit. First off, they rummaged through some of my stuff. Secondly, they left half of our lights on (they charge us an overage if we go over our electricity cap). Lastly, and thing that angers me most, they left our front door unlocked! This is not a gated community, and the security sucks. My friend has his PS3 stolen not even a few months ago. We are lucky that it appears nothing has been stolen... but it still angers me that they just left the door unlocked! Isn't this breaking the lease or some sort of law? The lease does state that they can come in with 24 hour notice, which they gave (they left notices saying they would be in and out from Aug 3rd - Aug 16)... but rummaging through stuff and leaving the door unlocked... that puts our privacy and safety of our belongings at risk. Anything I can do besides complain to them?

  1. Talk to the management. they are responsible for the vendors they hire.

Document everything in writing and give them a copy. Let them know that this is a breach of the lease or your security. Also include that you will hold them responsible for damages, lost items and and overages caused by their vendors.
