Is it cheaper to build a house or buy a brand new one?

...assuming the house you build from scratch is exactly the same as the new one for sale.

With today's real estate market , building is in most cases cheaper.  My fiance and I were in the market for a home , and some of the prices we saw were quite ridiculous.  We are building a 5,250 sq ft home with a four car garage on our own 6 acres and it is way cheaper than some of the 3,000 to 4,000 sq ft home on 1-2 acres in cramped neighborhoods.  But you just need to shop around in your area.  Get a good real estate agent , some one who isn't just trying to make a profit.

It all depends.  New constructions houses that are already built and are for sale are what builders call (spec homes).  They are used mostly as sales tools to provide other potential customers examples of what they can do, and of course for the money made on the sale of the home.  These homes often are cheaper in price because they don't have all of the "bells and whistles" that they charge as extras such as tile floors, granite counter tops, real hardwood cabinet construction, top of the line carpeting, upgraded light fixtures....you get the idea.  Building your with your own touches will for sure add to the cost, but you are getting exactly what you want right away.  Put some thought into this, it's a big decision.  Go with what makes sense for you financially and good luck.

Its cheaper to buy an old one, however I built a new one in Apex NC and received a great amount of pleasure out of doing it.  Also I knew it was built right.  I did all the work except lay the exterior bricks.  It cost me 24K for the land (5 acres) and 45K for the house.  Total 69K.  I sold it 8 years later for 117K, a very good profit!  So I would say that if you buy a used house be sure and buy one less that 10 years old.  People always want to know how old a house is when they are buying!!

    it would be cheaper to buy a built one, if you dont have some kind of knowledge on the prices of eg: wood metals.. etc...


  8. It depends on the house in question and how good a shape it's in. Assuming there are no problems and you don't want to make alterations, you would be better off buying one. That is also assuming that the seller isn't trying to overcharge you- and I know a few who would try to.

  9. Well ,its hard to give a definitive answer.

    If you have the bare land & get a kitset house assembled on it,it

    appears very economical.

    In some instances   -or countries-an already built house  maybe cheaper.

    In other countries or instances a new house maybe better.

    Perhaps you should get prices for both categories before you proceed in any direction.??
