I have spoken to a contractor here about this same thing.  If you want to make changes to a house that is already built, it is going to be cheaper to build your own house.  You can buy the materials for a 3 bedroom house will start at like 20,000, so say another 10,000 for the actually building and don't forget the land.  http://www.masso.net/  This the big company that shows the styles of houses that you can build here and they are the same company that gives you the supplies.  Hopefully that helps.

That all depends, it usually cost more to construct your own house because you have to buy land anyway. But you could easily get your money back by selling the house or renting it out.

It is usually cheaper to buy an existing home because all the landscaping is already done.  It is hard to say what an average home will cost as it varies from region to region.  It also varies on the home's age, how big the lot it sits on is etc.
