  1. it really depends on the Landlord and the risk you present. Of course he may take your past into consideration and raise prices or may trust in your present circumstances. I think the test will be not in capability but in actually coming up with dollars for a landlord regularly.

  2. It totally depends on who you're renting from and you may need to pay a bigger deposit.  Sit down with your potential landlord and explain your situation.  Why does your friend have no credit?  He would only have no credit if he has no debt so explain that to the landlord.  Say that since your friend has no debt that he has plenty of money to pay rent.  Why does your other friend have bad credit, did he make a mistake in the past that he's learned from and corrected?  Can he show the landlord that he's on the right path now.  Make your case and someone with a brain would consider you for potential renters.

  3. It depends on your individual circumstances and the landlord.  Some private landlords do not do credit checks.  Some who use professional management companies have credit checks run.  Other who use professional management companies, like me, find out that their managers don't actually run credit checks or background checks.  They just let anybody with a few hundred dollars who is breathing at the time into an apartment.  So, if you've got some cash and you're breathing, I can recommend a managent company for you to check out.

  4. A private landlord will listen to your story. I'm a landlord.  You have to convince me that the things that caused you to not pay your bills (the toilet) will not happen again.  Can you do that.  If not, offer to pay rent in advance ...  3 months or more.  Then the credit fades in importance. Get to work. /

  5. It depends on where you go. Some places that are privately own don't ask for credit. However, apartment buildings usually do. Not all of them ask for co-singer either. You just have to do some research.

  6. Very difficult.
