Is it fair for the buyer to ask his realtor 1% of his commission towards closing costs?

I understand that the seller's realtor agent will pay 3% of his commission to my realtor. Is it fair that I ask 1% of the commission?

  1. Everything is negotiable.  First of all how hard have they worked, was it an easy deal, what's the current market and is your agent also the listing agent?  How much is being offered to selling agent, is it a 3%'r or only 2.5%.  If the market is neutral try hitting the seller up for closing fees.  I give some every now and then to make the deal work but usually near the end not going into the deal.  Ask them before they start working their butt off for you.  Are you offering the asking price?  Once I flew my assistant to Hawaii after closing a very large deal!


  2. Not only is it unfair - it is probably illegal to ask your broker to share in his income.

  3. It's not illegal, but I doubt your realtor will agree to that. Commission is built into the cost of the home you are buying. Why in the world should he help you with closing costs? If you need closing costs covered then your agent can negotiate that into the price of the home. Sometimes, some realtors will kick in some of their commission if the home inspection shows a large amount of work to be done and the sellers don't want to cover all of it.

    Anyway, I think you'll just p**s off your agent if you ask that. Ask him instead to get closing costs covered by the seller.

  4. The seller will pay a commission to the seller's broker or agent.  That commission will be shared with the buyer's agent.  You can ask that person to give you a cut, you can ask to be elected as president.  Both are equally as unlikely.  Still, you can ask.

  5. In some states, the buyer cannot legally get a portion of the commission.

    As a buyer, you're not paying any commissions, so don't go looking there.  

    You can ask the seller to help with closing costs.  In turn, the seller can ask HIS agent to cut the commissions.

    Unless it's a buyers market or this particular selling is willing to deal, you likely won't get anytjing.
