I have a lease that is up in March of 2009, but I don't know if it is possible to break the lease without ruining my credit. I'm now in the position to buy instead of rent, which I didn't think would be possible this soon & that's why I want to break the lease. Thanks for your help!

  1. yes you can talk to your land lord and they might let you out see if there is a release clause in your lease

  2. As long as you continue to meet the terms of the lease, you're not BREAKING it.  Most have a provision that you have to pay for it for the full term; however, most also have a provision that says that you won't be obligated if the apartment is rented out again by the owners before the lease term is up.

  3. In order to break the lease and not ruin your credit, you have to pay the monthly rent until a new tenant is found and pay for the landlord's advertising costs.

You would be liable for these anyway.

You can always play "let's make a deal" with the landlord and offer to buy out your lease. Generally, the tenant offers the landlord 2-3 months rent to terminate the lease without any further liability.
