Consider building. You can find beautiful -manufactured log cabins. They are like buying a house in a box. You get labor included in some cases but not shipping.

So purchase the land @$45-100k then add the log cabin (3-4 rooms start at $45k) plus shipping ($35kish). Takes three to four months but it customizable.

Plus the second building is done it appreciates! Cost's you $200k - worth $250k at very least.

Not in King county or seattle, but if you move to Pierce county about 20 miles south of seattle, you can buy a nice home for $200K. I live in area known as Spanaway a suburb of Tacoma, and I have a 4-bedroom rambler/ranch, 1.75 bath with 2-car attached garage and I over look Brookdale golf course and my home is around $210K, great schools and nice area. A home behind me just sold for $199,999 the same home in king county would run you about $350K-$450K. $200K in Seattle will not even buy a home that is a dump.
