Given my CC # over the phone for the last time for access to so-called 'exclusive members only websites' which never fail to disappoint. This has to be public information. Where does one go?

  1. When a "Notice of Default/Foreclosure is filed against a property the company or entity that placed the property in foreclosure must file this notice with the county recorders office in which the property is located.

So if you want want a free copy of pre-foreclosures this is the place to start.

You should call before you go there to find out if there is a charge and their hours of operation.

In some instances you might find a title company that might work with you, but they are looking for possible business from the people they work with. Therefore they normally only work with real estate companies, investment firms or other companies that are in the real estate business.

I hope this has been of some use to you, good luck.

  2. Having pre-foreclosure information is useless, some of these properties will make it to the auction block, but many won't.  Why waste your time perusing pre-foreclosures?  What you probably need is those that are actually heading to the auction block.  Lenders are required to post notification in public places such as a county office and in the newspaper.  So check the local paper.  Some title companies have been developing data bases of foreclosure listings, so a call to them might be helpful.

If you are planning to try to purchase at the auction, attend a few first and figure out how this works.  Auction staff have little patience for rookies that haven't done their homework.

You'll need to do alot of research too, you don't want a house that has IRS liens and such that you will have to satisfy before you receive clear title.

  3. it is not public information till the home is actually foreclosed upon and even then you will need something gains you access to the register of deeds office and these services cost money monthly.
