Question:

Is it wise to paint the metal lip/track in a window sill?

I rent an apartment that has painted metal in all the windows that has a recurring mold problem. The mold seems to be growing in/consuming the paint. I have never seen this before in any other place I have lived. Is paint on the window contributing to the mold problem? And is this a case of someone doing a sloppy/lazy paint job? If not, any tips on how to put a stop to the problem. I live in So. Cal where it is typically dry and don't understand why this continues to be a problem. I can only guess that there is moisture trapped under the paint that I suspect should not be there in the first place. Can anyone direct me to a web site that discusses the pros and cons of painting the metal part of a window? Any help is greatly appreciated.

  1. if you were to paint the track then the window will have problem sliding when you need to open it , the only thing that you could do is to drill a few holes to let the water run off when it rains, and you could use an old tooth brush and some dish soap with some bleach to scrub and kill the mold build up , when you rinse make sure that there is no one on the floor below your otherwise they may get stains on whatever they have sitting on the balcony if they have one .

    Oh! Okay !

then kill the mold with bleach and if you buy metal paint apply with a small brush.

you can get much information in this website, If you will check anyone blue link in website.

  3. Your guess is correct. The paint is getting wet from condensation. It's probably flat wall paint and is porous which allows the moisture to soak in. I would suggest spraying a 10% bleach solution on it to kill the mold. Be careful of carpet, etc.

  4. Aluminum windows, particularly the track are not made to be painted.

I just wanted to say I have many of those windows in two houses. I found the best thing for removing the mold and cleaning. I use one of those little hand held steamer cleaners. It blasts it clean in no time. Kills the mold too I think. Mold also needs something to grow on so with it clean the mold hasn't come back.  The steamer blasts out areas I cannot get to with a brush or sponge. I love the thing for cleaning that and other stuff.

It might blast off some of the paint as well I think.

    Good Luck.
