She has blocked us from getting our washer, dryer set by changing the locks, the police wont do anything, their advice is take her to small claims court. She isnt returning any phone calls or returning any of our security deposit. She wishes to keep if for the changing out of the crushed rock in the backyard, but our pet deposit is to cover that and the painting of the walls, which our lease also states that we are not responcible for it if it is not freshly painted. There are no holes in the walls or excessive damage. This whole thing has been a nightmare. We had two years good standing with her and now its horrible.

  1. It sounds like you moved out, to wit after award she changed the locks so you can not get the washer/dryer

Few things: are you claiming she gave you a false/fraud reason for moving? maybe but you still moved at this point

how long after you left the unit did she change the locks? since the police will not help it does sound like your recourse is small claims

But small claims is an easy form to file out,  wait until the allotted days to return the security deposit minus any deductions, then sue for the security deposit and the value of the washer/dryer
