Is my real estate agent telling me the truth?

I am trying to buy a house that is a short sale and I am using the listing agent (I know I should have gotten a buyer's agent). She seems as though she is really trying to get me the house because she wants her commission and the house is about to foreclose, but I drove by the house the other day and noticed she no longer has the listing. She told me the new agent is just showing the home because she is dealing with just short sales and bank-owned. Is this possible or did she lose the listing and I should get in touch with the new agent?

  1. she can act as your buyer's agent now. . .if you like her, as she has no conflict of interests

    ask her to explain it so you understand

    talk to another realtor, NOT in that office


  2. It's really irrelevant who has the listing.  If your agent seems like she's really trying, and if you're already part way through the process, why not just keep using her?

    Starting over with a new agent makes no sense, if you think you're getting good service.


  3. No agent would voluntarily take their For Sale sign down on an active listing.   Ask her to show you her listing.  You have the right to ask for it. If she says she can't find it, you have your answer.... she lost the listing.

    If your offer is already at the lender, just keep going with it.

  4. Lying, maybe.  She still might be your best choice since she knows the house, the players and will now work just for you.

  5. Your question "Is my real estate agent..." is faulty. The agent you were working with was contracted to represent the seller, Not you. Be very careful.

    Realtors are WORSE than attorneys. They only care about their commission. Period. If they don't do their research on a property, it is still ok, because they don't have to disclose what they "don't know". Be very careful, do as much research as possible, yourself. Go down to the City or County and look at the property records, transactions, title documents, and taxes. It will give you a good starting point to look for more information.

  6. If you have no contract in the works with this person you can contact any salesperson you want. It never hurt to ask questions when money is involved.

  7. I think she lost the listing....and USE this as an opportunity to GET YOUR OWN agent.

    That is like defending yourself in court without a lawyer when the other side has one.

    You also don't get a discount for not having your own representation...you PAY the same...so why in the world would you pay for a service you are not getting?

    Get your OWN agent, and have them  see who has the listing now.

  8. Be careful, the first agent showed you the home. If this is the case that agent procured the sale. Generally there is a protection period after the listing expires. The protection period is used just for cases like this. Getting another agent now could affect whether that agent would be paid. If you don't disclose this you could be liable for paying the second agent.
