Is streatham a safe and nice place to live?????

have been house hunting round streatham (london) as it is all we can afford. however have heard bad things and friends who have been mugged etc. living in tooting at moment and have heard bad things as well but think its safe compared to what people say. opinions please? people who live in streatham???

also which part is best? streatham hill/ common or high road part?
