  2. Yes, you actually have a few options. I would first recommend you get quotes from a few commercial roofing contractors to see if it may actually be less expensive to replace the roof! Coatings are not as inexpensive as most people think- or rather, you get what you pay for… and if you live in the ‘snow belt’ coatings are plain worthless- lasting about 1 year or freeze thaw cycle.

    1. Acrylic and Urethane coatings are both acceptable for use directly over existing metal roofs. They can be applied with ‘drop spreaders,’ rollers, spray rigs, or even a paint brush! I would caution against spraying- you will need several coatings as each coat will be pretty thin. Spraying also puts you at the mercy of the wind… My personal recommendations if you really want to use a coating is to use one that incorporates a reinforcement. Right now, I think the best coating product on the market is a product called Hydro-Stop which is manufactured by United Coatings. Its available to the public, incorporates a reinforcing membrane, is a white, colorable, acrylic coating.

    2. I absolutely hate to ever recommend this as an option… but a spray foam roof, sometimes called a ‘Puff Roof’ is a coating / roof system that is installed all in one part over the entire existing metal roof… I would encourage you to thoroughly research spray foam roofs if this is something that you think you may be interested in. they are inexpensive, and when done right they will last 10 – 15 years (with recoatings) but if installed incorrectly, your screwed and will wind up replacing your entire roof down to the perlins.

    3. A third option that is becoming increasingly popular is to install a membrane roof over the existing metal roof. Typically an insulation will be installed over the metal roof, and then membrane either fastened through the insulation and into the existing metal roof, or adhered to the insulation. I personally prefer this option. These roofs are easier to repair, fast to install, your not relying on a coating, and they carry NDL manufacturers warranties clear up to 30 years. I have found that this option is many times more expensive then a spray foam roof but equally priced to a good coating.

    Good Luck!

  3. I don't know about a spray, but I do know they sell an aluminum colored mastic coating used and called Mobile home roof sealant. It goes on with a brush and stays ply-able for a few years. I used it on my Dads tin roof and it was fine.
