Is there anything i can do about a defect in a mobile home i purchased?

I bought my mobile home just over 4 years ago. there was a slight lump in the middle of the floor that i was told just needed to be leveled out, but wasn't really an issue. I could never really afford to have it done, so i didn't. Now i'm trying to sell my home and my agent is telling me that he can't sell it like that because it is a health and safety issue, not just leveling. Does anyone know if anything that can be done about this either through the original selling agent, the home manufacturer or any other sources? thanks

  1. First of all, you bought a used home.There are no warranties for them.

    Second of all, the "bump" is not a health or safety issue.  It's a minor structural problem.

    Thirdly, fire the agent and list your home through a manufactured home brokerage company.  THEY are the ones who have customers for those, not realtors.


  2. No. Its far too late for that.

    You can pull up the carpet- if it has it and inspect it to see what is wrong- then fix it. Or if its on a vinyl  covered floor- you may need to look underneath.

    The point is you must fix it or pay to have it done.

    or...tell the agent to sell it "as is".

    Remember- the agent is working for you- not the other way around. You can fire him and get another.

  3. I am going to guess that the time to get anything done on this was four years ago.  You are probably stuck on this one.

  4. you waited too long however its probably just a matter of removing a few of the lag screws holding the halves of your house together jacking up the low side and replacing the screws

  5. you ar probably under contract for the Realtor so you cant fire them. I do not understand how the bump could be a health hazard unless it is very pronounced and someone can trip on it. most mobile homes today level at the frame. A pronounced hump in the floor is usually due to a bowed floor joist not the house being out of level so the re level wont help either.

    If the hump was caused by a bowed floor joist it can be cut and "sistered" to repair it. if it is caused by water leaking and hitting the underside of the floor the leak needs to be repaired and then the floor will need to be removed in the affected area and replaced as well.

  6. you might try contacting the better business bureau in your area and see what they say
