Question:

Is this a good price for painting a house...need a contractors opinion please :)?

I have a house that is 2700sq ft i am going to have the entire ceilings scraped (popcorn needs to come off) then they have to sand it and paint it , it also it includes all walls painted a tan color and.. doors, trim and baseboards white in the entire house i am be charged $4500 and that includes labor, paint and materials is that a good deal or not please let me know i need someone opinion fast thanks...the house is a 5 bdr and 2.5 bath and i am in texas

I am from Central texas..Temple to be exact..70 miles north of Austin..but I am now in the Florida panhandle for 11 years..I am a 37 year experienced painter and contractor..now retired..That is an exceptionally good price..but..BEWARE...They will have to do extensive mud work on them popcorn ceilings and should have to coat about every joint..alot of people that spray this popcorn usually back off of the final skim coat on the ceilings and cover them with that ugly popcorn(acoustic)..That price actually scares me and makes me think..they will either do a shoddy job, or try to charge you additional money as they go..any experienced drywall finisher and painter will already know that this will more than likely have to be done...Check thier references, and other jobs and posibbly see if they are licensed..In Texas you do not have to be licensed to do painting and drywall finishing..There is an old saying "if you pay peanuts you get monkeys"..I would get 2 or 3 estimates and compare..You may end up with a job partially finished if you give them "draws" or upfront money and they abandon it when the job is partially finished because the labor is making them lose thier "arz"...UI have seen this too many times on people that bid jobs too cheap..they either abandon it, and it costs more to have someone fix thier mess ups than what was left in the job....Here is a picture of a job i did that included wallpaper removal, removing popcorn from all ceilings, then drywall repair(which as I mentioned I had to skim every joint in the house after removal)...then priming and painting...I charged 8600.00 for this job and that was 3 years ago...I feel you are going to end up with a half arz job here..o an abandoned one...

  3. Yes that is a very good price. *CAUTION* You usually get what you pay for. You should get at least 1 more estimate. Get everything in writing and hold a good amount of $ till you are 100% happy

  4. Sounds like a pretty good deal to me; you're having a lot of work done.  I'd still shop around to get a couple more estimates from other contractors to really get some perspective.

  6. Great price...  Taking that popcorn off and smoothing out isn't an easy task.  And quite messy.  They will most likely have to put more mud on seams and nail spots on ceiling.  Then prime and paint.
