Is this estimate too high to replace my roof?

It has two layers on it right now so those will need taken off. I have a ranch style house. I had one estimate so far and I about fell off my horse. I think he said it was 40 square. The dollar amout he gave was 11,400. That included putting in a ridge vent and covering up old style vents. Any comments? Any rules of thumb to know about?

  1. yes, it don't matter how many layers since they come off easy, It goes off the square footage of the roof we have a 3200 sqft house with lots of ridges and replaced 3 skylight with35 year duroids the whole job was 5000 and that included everything and a ten year labour warranty

  3. I think that the guy is giving you a high estimate.  think in the 6 to 8 thousand range.

  4. sounds about right.... personal experience mine $25000.00  I live in Southern California everything is more expensive...........
