i live near sacramento ca. and have been working with a realtor for the past 6 months and i am still not in a house . i have a pre approval for 175,000 but am looking in the 160,000 range. when i started looking interest rates were at an all time low and houses were to. now 6 months later houses are going up and same with the interest rates. we put in bids on a lot of houses and are over bidding by 15,000 sometimes. why have i not gotten a house yet. my realtor keeps telling me one more week and you will have a house. is this something normal or should i just slit my realtors neck for taking so d**n long.

  1. a; i am thinking your Realtor is not yours

    but an office Realor with no contract

    to be a Buyer's agent.

    Regardless; if you have a contract of no specific  duration, compassionately

    discharge your current agent and

    INTERVIEW 3 others!

    seek an exclusive buyer's agent

    and never ever let your agent rep

    the seller--even if the law permits it

    the buyer does not have to!!!

  2. Slitting the neck would solve one problem but cause one or two others. There is a missing part to this question.  A house for sale in Sacramento costs $325,000.  You are willing to buy any house in the $160,000 range today.  So is every other person in town. You have to move way up in price.  Right now.  Or move to Phoenix or Boise where $160,000 gets you a pretty 3 bedroom 1600 sq ft house in a nice area. /

  3. How does your agent control whether or not a seller accepts your offer?

    You didn’t say whether you’re losing out because more attractive offers came in or if sellers are just rejecting your offers. Either way, the key would be for your agent to contact the listing agents and ask what about your offer wasn’t right. The listing agent might not be able to say “The accepted offer was $10K more,” but she can say “The accepted offer was higher…was a cash offer…did not ask for closing costs” etc. This can give you an idea of what sellers in your market expect from offers.

    If she’s not doing that, you may want to consider switching agents. But do keep in mind that your agent cannot control what other people offer or if sellers like your offers.
