Question:

Ive found a house i am in love with and want to buy but am having no luck selling mine,what can i do?

Has anyone got an idea for a way round this? Ive done my house up to sell and it looks great but still no luck selling it what with the housing market the way it is.Also renting ours out and getting a second mortgage isnt an option,any other options you know of?I want this house more than anything!

  1. Get a good Realtor... not a Realestate agent, (biiig diff) If you get the best Realtor, they will price and market it correctly...

    OK, your probably going to say... I dont want to pay the 6% commission.  And thats totally fine but this is how I explain to my clients... if the market declines in value 2-3% each month, and you cannot sell your home in 3-4 months... you just lost 6-12% of your equity...

    Why do you say renting or carrying the note is not an option?  If you have enough equity, you can receive a down payment from the tenant/buyer to hold or to invest in the home home... AND depending on the numbers, you may get possible cash flow each month... Just keep in mind, with the credit crunch/sub prime mess... people with average credit are not able to qualify for a conventional loan, that is why it is very profitable to YOU as the owner to carry the paper.


  2. Price is king right now and buyers are shopping around.  Almost any house will sell if the price is right.

    Sorry to say, but falling in love with a house is never a smart thing.  Homes are tools used to make money.  I'd love to meet you, especially if I owned the home you fell in love with.    

    Have you considered a trade?  Yours for theirs, and making up the difference, if any?  What about an owner contract?   What about offering to pay the buyer's allowable closing costs?  Good luck!!

  6. You'll have to either lower your price or wait until you sell it. I know, it sucks. I'm in the same predicament and I'm upside down on my property.
