If a creditor has a Judgment and the debtor owns land 'outright' worth a lot of money ( say a couple million). Once the debtor is notified that a motion has been filed with the court to have a Judge order the land sold to satisfy the Judgment, can the debtor quit claim the land to someone else to prevent the sale of the land?

  1. Sure, you can do that if you don't mind going to jail and facing civil penalties to boot.

Not only have you defrauded a creditor, you have just slapped a judge in the face.  They don't take kindly to that and have the full force of law behind them.  The judge will "set aside" the Quit Claim and order the sale to continue and the creditor and government will most likely pursue you in both civil and criminal court for your fraudulent acts.

    Don't do it!

  2. No, the court will deem it fraudulent.
