Kitchen Sink water not getting hot?

We recently closed on a house and once we started moving stuff in, we noticed that the kitchen sinks hot water doesn't get hot. The hottest it gets is luke warm. The bathroom and tub faucets are all working fine. It's just the kitchen where this is occuring. What's wrong? And is it easy to fix?

  1. The problem has to be something simple. First thing to do id find the hot water line for the kitchen and trace it back to the hot water heater. Once you have identified the proper pipe, re-trace the pipe back to the kitchen looking for any valves that may be either closed or that may introduce cold water into the line. if this does not help then you may have a faucet problem   where the cold water valve is not sealing properly and the cold water is leaking through and mixing with the hot. This type of problem is usually discoverable once you look it over good and put a brain or two on it. Good Luck!


  2. The inspector of the house should have caught this. I would call the agent back with this concern and see if and what their fix is. However the only thing I can come up with is you have faulty internal parts within the faucet; possibly a worn diverter if it's the single handle type (no separate H&C k***s) Then the cold water is mixing with the hot.

    Replace the diverter

    If you have separate k***s controlling the H&C than you have an issue with the plumbing lines and need to be traced following the hot water pipe back to the start..
